Terms of Service

These Terms of Service ("Terms") govern your access to and use of DeploySpace, including our website, dashboards, listings, briefs, and any other services we provide under the DeploySpace brand (collectively, the "Service").

By creating an account, listing a property, submitting a brief, applying as a channel partner, or otherwise using the Service, you agree to be bound by these Terms and by our Privacy Policy. If you do not agree, please do not use the Service.

DeploySpace is a managed marketplace for commercial real estate in Bangalore. We connect verified property owners with serious brands and channel partners and serve as a coordinated point of contact across every conversation on the platform.

We facilitate connections between users. We are not a real estate broker for transactions, and we do not act as a party to any lease, sale, or service agreement between users. Final terms are negotiated and executed directly between the relevant parties.

DeploySpace's RERA registration is currently in process. Where applicable, we will publish the registration number and disclosures on the relevant page once registration is complete.

To use DeploySpace, you must:

• Be at least eighteen (18) years of age.
• Have the legal capacity to enter into binding contracts in India.
• If listing a property: legally own the property, or be authorised in writing by the legal owner to lease, license, or otherwise transact in respect of the property.
• If applying as a channel partner: hold a valid RERA registration and a valid GST registration, and continue to meet the requirements of all applicable real-estate laws.
• Not be barred from receiving services under the laws of India or any other applicable jurisdiction.

• You agree to provide accurate, current, and complete information when you register and to keep that information up to date.
• You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account.
• One account per individual or legal entity. Sharing accounts is not permitted.
• You agree to notify us immediately at contact@deployspace.in if you become aware of any unauthorised access to or use of your account.
• We may refuse, suspend, or terminate accounts at our discretion where information is materially inaccurate or these Terms are violated.

You agree NOT to:

• Provide false, misleading, or impersonating information.
• List a property you do not own or are not authorised to list.
• Spam, harass, threaten, or defame other users or our team.
• Attempt to bypass our managed marketplace model — for example, by soliciting another user to transact off-platform after we have facilitated an introduction, in a manner that circumvents agreed commercial terms.
• Scrape, copy, mirror, or extract data from the Service without our prior written permission.
• Use the Service for any illegal purpose or in violation of any applicable law or regulation.
• Impersonate any person or entity, or misrepresent your affiliation with a person or entity.
• Interfere with the operation of the Service, attempt to access the Service through automated means without permission, or attempt to penetrate or disable our security measures.

• You are responsible for the accuracy, completeness, and legality of every listing you create.
• DeploySpace will independently verify listings — including title, tax status, encumbrance, and on-site specifications — before they go live. You agree to cooperate with our verification process, including by uploading the documents we request and making the property available for a verification call or visit.
• You grant DeploySpace a non-exclusive, worldwide, royalty-free licence to host, display, reproduce, format, and distribute your listing content (including descriptions and photographs) on the Service and in marketing materials promoting the Service.
• You can remove a listing at any time. Removed listings may be retained in our records for the periods described in our Privacy Policy.
• Listing on DeploySpace is currently free. We may introduce premium services in the future under separate, clearly disclosed terms.

• All inquiries you submit are routed through DeploySpace. We review and qualify each inquiry before introducing you to an owner or channel partner.
• We may share property and listing details with you when we believe a property is a fit for your brief. Owner contact information is not shared without our facilitation.
• You agree to engage with DeploySpace, owners, and partners in good faith — to provide accurate information about your requirements, to respond to communications in a timely manner, and to honour scheduled site visits.
• Do not use information obtained through DeploySpace to bypass the platform on a deal we have facilitated. Doing so is a violation of these Terms and may give rise to a claim by us or the affected owner / partner.

• You must hold and maintain a valid RERA registration and a valid GST registration throughout your time on the Service.
• You agree to comply with all applicable real-estate laws, including the Real Estate (Regulation and Development) Act, 2016 ("RERA"), and to follow ethical business practices in dealings with owners and brands.
• Commission structures and payout terms are governed by a separate Channel Partner Agreement entered into between you and DeploySpace. In the event of any conflict between that Agreement and these Terms, the Channel Partner Agreement governs the commercial relationship.
• DeploySpace may revoke partner status, suspend access, or remove inventory listings for material violations of these Terms, RERA, or the Channel Partner Agreement.

• The DeploySpace platform — including its design, code, copy, logos, and the "DeploySpace" name and brand — is owned by DeploySpace and protected by Indian and international intellectual property laws. Nothing in these Terms grants you any right or licence to use them except as expressly permitted.
• You retain ownership of the content you submit (listings, photographs, briefs, communications). By submitting content, you grant DeploySpace the licence described in the Owner Terms above (or, for non-owners, an analogous licence to host and display your content as needed to operate the Service).
• You represent that you have all necessary rights to submit your content and that doing so does not infringe any third-party rights.
• We respect intellectual property rights. If you believe content on DeploySpace infringes your rights, email contact@deployspace.in.

Your use of DeploySpace is also governed by our Privacy Policy. By using the Service, you consent to the collection, use, and sharing of your information as described there.

• DeploySpace is currently free for property owners, brands, and channel partners.
• Future paid services (for example, premium listings, brief acceleration, lead packages) will be governed by separate, clearly disclosed terms presented before purchase.
• Where payments are introduced, processing will occur through third-party PCI-compliant providers and be governed by their own terms.
• All amounts are denominated in Indian Rupees (INR).

• You can delete your account at any time by contacting contact@deployspace.in. Deletion is subject to the data-retention rules in our Privacy Policy.
• We may suspend or terminate accounts that violate these Terms, our policies, or applicable law. Where reasonable, we will give you notice and an opportunity to cure the violation.
• Termination does not affect any rights or obligations that, by their nature, should survive — including outstanding fees, IP licences, indemnities, and dispute-resolution provisions.

The Service is provided on an "as is" and "as available" basis, without warranties of any kind, whether express, implied, or statutory, except to the extent prohibited by law.

• We do not guarantee any specific outcome — for example, that a property will be leased, that an inquiry will result in a deal, or that a brief will produce a shortlist of any particular size.
• While we verify listings and partner credentials, we cannot independently verify every claim made by every user. You are responsible for performing your own due diligence before entering into any transaction.
• DeploySpace is not a party to transactions between users and is not responsible for the conduct of users on or off the platform.

To the maximum extent permitted by applicable law:

• DeploySpace will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, including loss of profits, revenue, data, goodwill, or business opportunity.
• Our aggregate liability arising out of or related to these Terms or your use of the Service will not exceed the greater of: (a) the amount you paid DeploySpace in the twelve (12) months preceding the claim; or (b) ₹10,000.
• Nothing in these Terms limits liability that cannot be limited under applicable law (for example, liability for fraud or for gross negligence resulting in personal injury).

You agree to indemnify, defend, and hold harmless DeploySpace and its directors, officers, employees, and agents from and against any claims, liabilities, damages, losses, and expenses (including reasonable legal fees) arising out of or relating to: (a) your use of the Service; (b) your violation of these Terms or applicable law; (c) your infringement of any third-party right; or (d) any dispute between you and another user.

• Governing law: these Terms are governed by the laws of India, without regard to conflict-of-law principles.
• Jurisdiction: the courts at Bangalore, Karnataka have exclusive jurisdiction over any dispute that is not subject to arbitration as set out below.
• Arbitration: the parties will attempt in good faith to resolve any dispute through informal negotiation. If a dispute cannot be resolved within thirty (30) days of written notice, the dispute will be referred to and finally resolved by arbitration administered in Bangalore in accordance with the Arbitration and Conciliation Act, 1996, by a sole arbitrator mutually appointed by the parties. The seat and venue of arbitration will be Bangalore. Proceedings will be in English.
• Notice before legal action: before initiating arbitration or court proceedings, the claimant must send written notice to contact@deployspace.in describing the dispute and the relief sought, and allow thirty (30) days for resolution.

We may update these Terms from time to time. The "Last updated" date at the top of this page reflects the most recent material change. For material changes, we will notify registered users by email and via an in-product notice at least seven (7) days before the change takes effect. Continued use of DeploySpace after a change indicates your acceptance of the updated Terms.

If any provision of these Terms is held to be unenforceable or invalid, that provision will be limited or eliminated to the minimum extent necessary, and the remaining provisions will remain in full force and effect.

These Terms, together with the Privacy Policy and any other policies referenced here, constitute the entire agreement between you and DeploySpace concerning the Service and supersede any prior agreements, communications, or understandings on the subject. No waiver of any provision will be deemed a further or continuing waiver of that provision or any other provision.
